When should I start looking for student accommodation?

We recommend starting your search as soon as possible to secure the house you want. We launch our properties in October and there is no doubt that the most organised students tend to get the highest quality properties in their favoured location. We don’t release more throughout the year – once they are gone they’re gone!

I would like to view a property – what do I do next?

The next step is to get in contact with one of our team, who will be able to advise on how to secure the property with a holding deposit and what the next steps are, including a viewing if you’d like one. At Zest, we make sure every viewing is accompanied by one of our team of experts who will be there to guide you through and answer any questions you might have. We also have the option of viewing any property you like the look of virtually if you’d prefer.

What should I think about when looking at student accommodation?

Take your time thinking about what you want from your student home. Who do you want to live with? What area’s your favourite? What does your budget look like? There’s a lot to think about beyond just the aesthetic appeal of a student property – this is where you’ll be studying, socialising, sleeping and eating for at least a year, so make sure it’s a space you’re going to enjoy.

I’ve found a property I want to rent – what do I do now?

Congratulations! If you’ve found the student property that’s right for you, the next step is to get in contact with the lettings agent to let them know you’d like to rent it. At Zest, we’re always available to offer guidance and answer any questions to make sure your tenancy is processed as quickly and smoothly as possible.

Do I have to pay a holding deposit?

A holding deposit is a fee paid to a landlord or agency that locks down the property and secures it to you while the agreement is being finalised and processed. This is to ensure no other prospective tenants jump in and take it. It is usually a legal requirement for all tenancy agreements, including students. The holding deposit is always deducted from the first month’s rent.

How much is student accommodation?

The price of student accommodation will largely depend on the area of the property and whether or not there are any bills included in the monthly rental agreement.

What happens to my deposit?

We hold all deposits with the Deposit Protection Scheme, a government backed system that fully protects all our tenant’s money. At the end of your tenancy, an assessment of the accommodation will be conducted and the money will be returned to you with any adjustments made to account for potential damage.

Are bills included?

All of our student properties come with the option to have bills included – we highly recommend going for this to make things easier!

Do I need a rent guarantor?

All our student properties require students to provide a UK based guarantor or use a guarantor insurance scheme if they’re not paying rent upfront. This is to make sure the monthly rent will be covered during the entirety of the pre-agreed rental agreement period.

Do I need insurance?

For your added peace of mind, we have teamed up with Endsleigh to offer contents insurance on all of our student properties – so if you accidentally break your laptop, iPad, or other valuables, a new one will be sent to you.

Are the properties furnished?

All of our student properties come fully furnished, equipped with all the necessities you’ll need for the duration of your time in the accommodation. It’s important to take care of any furniture the landlord has provided as these items will remain after you vacate the property and could impact your deposit if damaged or broken.
