Do I have to have a “for sale” sign?
There’s no legal requirement to have a “for sale” sign outside your property, but, even with the heavy digital focus on property searches, it can still be beneficial as a handy word-of-mouth tool.
How are viewings arranged?
If you like the look of one of our properties, just hit the ‘arrange a viewing’ button and one of our friendly team will contact you to arrange a time. For properties that have a tenant in, we must give them at least 24 hours notice of any viewings so please bear this in mind. You can also give us a call on 01225 481010 and a member of the team will be happy to book in a viewing for you.
What is conveyancing?
In legal terms, conveyancing is the transfer of a property from one owner to another. This process typically involves a solicitor or licensed conveyancer who will act on behalf of the buyer to ensure the title deeds and land the property sits on are correctly passed over. Simply put, conveyancing is the entire legal and administrative process of ensuring a house purchase is valid under law.
Will you keep me up to date?

How are offers dealt with?
When a viewing is booked in, you’ll receive a confirmation of this via email. For rental properties, you will also receive a link to complete an application form for the property you wish to take. For sales properties, to offer, just call us on 01225 481010 and select option 1 to speak to a member of our friendly sales team, who will guide you through the offer process and make sure they have all the information needed to put your offer forward to the vendor.
When do we exchange contracts?
This will happen around 7 to 28 days before the completion date. It’s important that everything else is in order prior to this, as the contract is what makes the sell legally binding.
What happens if I can’t sell my property?
There might be a number of reasons why your property just won’t sell, and sometimes, making the smallest adjustments and changes can really pay off. If the property is empty, we might advise using our staging experts to give that homely feeling. If your property is perhaps a little too cluttered, we can advise where items can be stored safely. Sometimes, making small changes to the outside of your property can make a huge difference. Whatever it might be, our team is on hand to advise and suggest how to present your property in the best possible way, to attract the best possible buyer.
