A client of mine expressed an interest in letting out her property. I advised her to speak to Glenn at Zest as I knew they prided themselves at giving a first class service. A few days later my client contacted me to thank me for putting her in touch with Zest.
Every member of staff I’ve had contact with has been a delight to deal with. The renting process has gone smoothly, and the Zest team has been incredibly supportive and patient. I’m now happily renting my dream cottage and so thrilled to be here – thank you to everyone at Zest,
Deciding on using Zest to let my property was the best decision I have taken for ages. They have been superbly professional throughout, keeping me updated and involved during the whole process. They have also been friendly and approachable with a ‘nothing is too much trouble’ attitude.

What’s your property marketing strategy?
Your property will be featured as a premium listing nationwide to thousands of potential buyers on leading property portals including Zoopla, Rightmove, and Prime Location. We will also include your listing on our own website and in our eye-catching display window in our bustling London Road location in Bath.
Can potential buyers view my property?
Interested buyers will have the chance to view your property anytime, always accompanied by one of our team of experts to showcase key features and offer help and guidance along the way. We make sure to use this as an opportunity to gather feedback and make any necessary adjustments to bring you the results you want.
What is an EPC?
An Energy Performance Certificate (EPC) is a rating scheme to summarise the energy efficiency of buildings. It is a legal requirement that all properties have a valid EPC in order to be marketed for sale, which we’ll take care of for you – if your property doesn’t already have an EPC, we’ll arrange for an energy assessor to visit and produce one.
Do you offer photographs and floor plans?
We have an expert team of professionals who will take care of all your photography and floor plan needs. Our photographer offers top quality, high resolution, wide angle photographs to capture a lasting first impression that potential buyers won’t forget, and our first-rate floor plans are expertly crafted by a chartered surveyor.
Do I have to have a “for sale” sign?
There’s no legal requirement to have a “for sale” sign outside your property, but, even with the heavy digital focus on property searches, it can still be beneficial as a handy word-of-mouth tool.
How are viewings arranged?
If you like the look of one of our properties, just hit the ‘arrange a viewing’ button and one of our friendly team will contact you to arrange a time. For properties that have a tenant in, we must give them at least 24 hours notice of any viewings so please bear this in mind. You can also give us a call on 01225 481010 and a member of the team will be happy to book in a viewing for you.
What is conveyancing?
In legal terms, conveyancing is the transfer of a property from one owner to another. This process typically involves a solicitor or licensed conveyancer who will act on behalf of the buyer to ensure the title deeds and land the property sits on are correctly passed over. Simply put, conveyancing is the entire legal and administrative process of ensuring a house purchase is valid under law.
Will you keep me up to date?
Our team of experts are always on hand to ensure you’re entirely kept in the loop from start to finish. We pride ourselves on our top quality communication – you will always be met with a friendly face and a helpful attitude. We are committed to providing prompt feedback from all viewings, giving you honest advice, offering you your own personal property consultant, sharing information from mortgage advisors and solicitors, and regularly consulting with you to ensure we’re achieving the outcome you want within the timeframe you need.
How are offers dealt with?
When a viewing is booked in, you’ll receive a confirmation of this via email. For rental properties, you will also receive a link to complete an application form for the property you wish to take. For sales properties, to offer, just call us on 01225 481010 and select option 1 to speak to a member of our friendly sales team, who will guide you through the offer process and make sure they have all the information needed to put your offer forward to the vendor.
When do we exchange contracts?
This will happen around 7 to 28 days before the completion date. It’s important that everything else is in order prior to this, as the contract is what makes the sell legally binding.
What happens if I can’t sell my property?
There might be a number of reasons why your property just won’t sell, and sometimes, making the smallest adjustments and changes can really pay off. If the property is empty, we might advise using our staging experts to give that homely feeling. If your property is perhaps a little too cluttered, we can advise where items can be stored safely. Sometimes, making small changes to the outside of your property can make a huge difference. Whatever it might be, our team is on hand to advise and suggest how to present your property in the best possible way, to attract the best possible buyer.
Can you help me find a property to buy?
Absolutely – our team has all the relevant experience and knowledge to find the right home for you. We have an extensive list of beautiful properties in Bath and the surrounding areas – feel free to take a look at our website, or get in touch to find out more.
